Roof Repair and Replacement in Edina
Edina roofs are big, often steep, and in one corner of the city sit inside a heritage district, which changes what needs checking before anyone starts.

The Country Club District
The Country Club District in northeast Edina was built between 1924 and 1944 and is a heritage preservation landmark, with a heritage overlay zoning designation since 2003. The city requires a certificate of appropriateness for certain work there, chiefly demolition, new houses and garages, and significant structural changes to street-facing facades. A like-for-like reroof is not obviously on that list, but a change in roof shape, a new dormer facing the street or a switch to a very different material could be. Check with Edina's planning staff before anything is ordered.
Large roofs and what moves the price
Away from the district, much of Edina is postwar, and the houses are generally larger than in most of Minneapolis: wide ramblers, split-levels and two-storey colonials with big, simple roof planes, plus newer rebuilds with complex rooflines. Size and pitch drive price more than anything here. A steep roof needs more staging and fall protection and goes slower. Ask for the number of squares on the estimate so two quotes can be compared fairly.
Hail and the insurance question
Edina sits in the same hail belt as the rest of the southwest metro, and big roofs mean big claims. Insurers have moved toward paying depreciated value on older roofs, so the age of the roof matters as much as the storm. Find the roof's install date if you can, from a permit record or the sale paperwork, before you talk to the insurer.

Edina questions
Does Edina require a permit for a new roof?
Edina runs its own permit office, separate from Minneapolis. Most Minnesota cities require one for a reroof; confirm with Edina before work starts. The licensed company normally applies.
Do I need heritage approval to reroof in the Country Club District?
Possibly not for a like-for-like reroof, but Edina has not ruled it out in the guidance we found. Ask the city before ordering materials.
