Roof Repair in Minneapolis

Most Minneapolis roofs that leak do not need replacing. They need the one detail that failed found and fixed properly, usually where the roof meets something else.

Where repairs are actually needed

Chimneys

Brick chimneys on older city houses are the single most common repair. The step flashing and counter flashing rust or pull loose, and on a wide chimney that sits mid-slope, snow piles up on the uphill side and melts into the joint all winter. Minneapolis guidance says a chimney wider than 30 inches along the ridge line, that does not reach the ridge, needs a cricket to split the water around it. Many older chimneys never had one.

Pipe boots and vents

The rubber collar around a plumbing vent cracks after years of UV and cold. It is a small, cheap part, and it is behind a surprising share of mid-ceiling stains in upstairs bathrooms and bedrooms.

Valleys and dormers

Tudors and cross-gabled houses in Southwest Minneapolis and around Lake Nokomis have more valleys per square foot than any other roof style in the city. A valley carries the water from two slopes at once and holds snow longest, so it is where worn shingles fail first.

Wind-lifted shingles

Shingles that never sealed down, often because they were installed in cold weather without hand-sealing, lift in a strong west wind and crease or tear off. They usually show up in the yard after a storm.

Repairs that are not really roof repairs

Some of what looks like a roof leak in a Minneapolis house is frost. On a cold week, moisture from the house condenses and freezes on the underside of the roof deck and the nail tips. When it warms up, all of it melts at once and drips through the ceiling, often in several places, sometimes on a day with no snow melting outside. Re-shingling does nothing for that. The fix is sealing the air leaks into the attic and checking that bath fans actually vent outdoors. A roofer who looks in the attic will spot it; one who only looks at shingles will not.

When a repair stops making sense

A repair makes sense when the roof is otherwise sound: shingles still flat and holding granules, one layer, decking firm at the eaves. It makes less sense when the same roof has had three repairs in two winters, when shingles crack if you bend a corner, or when the leak is coming from a valley on a roof that is past 20 years old. At that point the money spent on repairs is money not spent on the replacement you will need anyway. The repair-or-replace guide goes through it slope by slope.

Repairs and the permit rule

The City of Minneapolis exempts small repairs from the reroof permit, but only those using less than one bundle of shingles, roughly 33 square feet of roof. Anything bigger, or anything that involves rafters, is permitted work. The company doing it should know this without being asked.

Got a stain on the ceiling or shingles in the yard? Call and describe it. Someone local will come out, find the source and tell you whether it is a repair or a bigger conversation.

Common questions

How much does a small roof repair cost?

Commonly a few hundred dollars for a pipe boot, a few shingles or a short run of flashing, and more for chimney reflashing or a cricket. Access, pitch and the weather that week affect it.

Can roof repairs be done in winter?

Some can. A temporary seal, a flashing fix on a dry day or steam removal of an ice dam are all winter work. Shingle work is better left to warmer weather, because new shingles need heat to seal.

Will a repaired area match my roof?

Rarely exactly. Shingles weather and colour lines change. On a back slope it does not matter; on the street side, ask to see a sample before agreeing.
